Construction Loans

Construction loans are designed to provide the money for the materials and costs of labor for the construction of the new home or addition. The homeowner will provide a detailed list of the work including the costs. The lending institution will want to know the details of the construction project including details of who is going to do the labor and how the person expects to receive payment as well as the time it will take them to complete the project. Be prepared to have all the information when you go to apply for the construction loan so you can save time of having to collect the required information.

The loan is allows for payments for the materials and work during the time the work is being done. The loan make the needed money available for the costs of the construction or remodeling helping to alleviate the worries of having enough money to pay for the needed materials.

The construction loan can cover the following expenses additions to the existing home, removing or replacing the doors, windows, and floors, new roof, interior and exterior walls, landscaping, new kitchens, new bathrooms, and remodeling of the other rooms in the home.

The amount of the loans depends on the financial institution and their limits. There are different variables for the loans within each institution yet generally, the loans will cover up to 90% of the cost of construction project. Some institutions will loan 100% of the costs so research all the options available with the different companies to get the most money possible for your construction project.

The costs that can be included in the construction loan include the purchase of the land, fees for permits, architectural drawings or plans, costs for labor and materials, closing costs for the loan, real estate taxes, and costs for the real estate agent if applicable. The construction loan will have the money for the loan placed into a reserve account for the total amount of the loan. You will write a “draw” against the loan for the fees and costs needed for different sections of the project as it gradually progresses. The draws usually are made about four times during the construction process. The lending institution will require detailed information for each draw before they release any money; so once again, have all the appropriate paperwork attached to the request to speed up the process of receiving your money.

One of parts of the construction is the interest charged for the money used during the project. This will be the payments the institution requires you to pay during the course of the construction. If you fail to pay the interest payments on time, they may consider the loan in default. So make sure to always make the payments in a timely manner to avoid possible negative actions by the lending institution.
